Is Montemar by Gumbati a good investment?
Montemar is the only project in our entire portfolio that has been independently validated by a globally recognised real estate consultancy. Cushman and Wakefield Veritas — the same firm that advises sovereign wealth funds, institutional investors and the world’s largest real estate transactions — conducted a full feasibility study on Montemar specifically. Their conclusion: the project’s financial model is sound and Block B apart-hotel units are projected to reach $3,904 per m² by 2028, with Block C investment apartments projected at $2,671 per m² over the same period. That is not a developer’s marketing projection. That is a third-party institutional assessment from a company with no incentive to inflate the numbers.
The price chart confirms what that study predicted. From $1,200 per m² at launch in February 2023, Montemar has reached $1,900 per m² by April 2026 — 58.3% growth in three years. The steepest climb came between April 2023 and April 2024 when prices jumped $400 in a single year as the market recognised the Cushman and Wakefield validation and the scale of what Gumbati Group was building on the Gonio coastline.
The location, the architecture, the developer credibility and the institutional third-party validation all point in the same direction. Montemar is not a speculative bet — it is a well-researched, independently verified investment in one of the strongest coastal real estate markets in Eastern Europe.
What makes Montemar architecturally unique?
Montemar is the most architecturally distinctive project currently being built anywhere on the Georgian Black Sea coast. Designed by Irakli Emiridze — founder of Alpha Architecture — the building’s aluminium-embossed facade was directly inspired by the form of seashells. The sculptural volumetric shapes, overhanging rooftop terrace and cascading balcony design reflect the organic fluidity of the surrounding coastal environment rather than imposing a geometric tower on it.
The project sits on a full hectare of land and rises across 16 floors in a three-block configuration. The overhanging rooftop terrace connects the upper floors visually to the ocean, creating a sense of continuity between the building and the horizon that you simply cannot achieve with a standard rectangular tower. The design has been featured in international architecture publications — it is recognised as a genuinely significant piece of architectural work, not just another branded residence in Batumi.
The standout residential feature is the private pool on selected balconies. Two-bedroom apartments at Montemar can be purchased with a private swimming pool directly on the balcony — a feature that exists in fewer than a handful of developments across the entire Georgian market at any price point. For rental owners this is a direct nightly rate driver. For buyers who want to use the property themselves, it is a lifestyle feature without equal in Gonio.
What are the 3 blocks at Montemar and what is the difference?
Most branded residence developments offer one product to all buyers. Montemar offers three, each structured for a different buyer profile.
Block A operates as a full hotel — not accessible for private purchase but contributing to the overall building infrastructure, management quality and footfall that benefits all owners.
Block B is an apart-hotel. Units in Block B are specifically designed for investors who want Montemar’s management team handling all rental operations on their behalf. This is the highest-yield option in the building — Cushman and Wakefield project Block B pricing reaching $3,904 per m² by 2028, reflecting the premium that professionally managed apart-hotel units command over standard investment apartments. If you want a completely hands-free income asset with the strongest long-term appreciation projection, Block B is the answer.
Block C contains investment apartments delivered in one of two conditions. Premium frame means 70% of the renovation work is already completed — walls, ceilings, floors and major systems are done, leaving buyers to complete the final 30% to their own specification and budget. Fully renovated means the apartment is complete and ready to rent from handover.
Block C gives buyers more personal control over their unit’s finish and usage compared to the managed apart-hotel model of Block B. Both conditions are available across the studio, one-bedroom and two-bedroom configurations.
What are the unique apartment features at Montemar?
The private balcony pool is the headline feature but it is far from the only distinctive element. Montemar’s electronic management system gives every owner a real-time digital dashboard showing their unit’s occupancy, rental rates, visitor duration and total income — visible from anywhere in the world on any device. This level of owner transparency is not standard in the Georgian market and reflects the hotel-grade operational infrastructure Gumbati has built into the building.
Unit configurations cover studios through to two-bedroom apartments ranging from 32.4m² to 162.9m², with the two-bedroom with private balcony pool at the premium end. All units in Block C are available in either premium frame (70% complete) or fully renovated condition, giving buyers the practical choice of customising their finish or taking immediate handover-ready ownership.
The casino within the building is a feature that only Radisson Blu among Gonio’s branded residences can match — it drives non-seasonal footfall from casino visitors who have no relationship to beach tourism, smoothing the income curve across the full year rather than concentrating it in summer months.
What amenities does Montemar offer?
The amenity package at Montemar is built across 7,000 square metres of landscaped grounds on a full hectare site — the largest footprint of any project in our Gonio portfolio. The result is space, green coverage and a resort atmosphere that denser developments simply cannot replicate.
The headline amenity is the rooftop outdoor pool and bar with panoramic views across the Black Sea and Adjara mountains — one of the most dramatic pool settings in the whole of Georgia. The indoor swimming pool provides year-round water access regardless of season. A spa centre, fully equipped fitness club, and dedicated entertainment areas for children and youth complete the core wellness and family infrastructure.
The restaurant with its own private terrace, a café, a greenhouse and co-working spaces serve the daily needs of both long-stay residents and shorter-term guests. A conference hall accommodates business visitors and events. The casino — one of only two among Gonio’s branded projects alongside Radisson Blu — generates year-round footfall from a guest category that is not weather-dependent, strengthening occupancy through the winter months. All rental and maintenance operations are handled through the electronic management system, with owners tracking their income in real time through a personal digital account.
Just 1.5 kilometres from the building sits the Gonio-Apsaros Roman fortress — one of Georgia’s most significant historical sites and a consistent draw for cultural tourists who add a further layer of non-seasonal demand to the Gonio visitor mix.
What are the prices at Montemar and what does Cushman and Wakefield project?
Current pricing in Block C investment apartments starts from $1,950 per m², with Block B apart-hotel units from $2,850 per m². Total entry prices start from approximately $98,000 for the smallest units. Larger two-bedroom configurations with private balcony pools are priced significantly above this entry point — contact us for current pricing on specific units and blocks.
The Cushman and Wakefield Veritas projections provide the most credible forward pricing data available for any project in our portfolio. For Block C investment apartments, the consultancy projects pricing reaching $2,473 per m² by 2027 and $2,671 per m² by 2028. For Block B apart-hotel units the projections are considerably stronger — $3,278 per m² by 2026, $3,615 per m² by 2027 and $3,904 per m² by 2028. The overall price growth rate projected by Cushman and Wakefield across the project is 37%. These figures came from a comprehensive market analysis and financial modelling exercise — they are not marketing claims, they are professional investment research.
Why is Gonio the right location for Montemar?
Gonio’s legal status as an ecological clean zone is the foundation of its investment case. Georgian law restricts the density and type of development permitted in this coastal corridor, which means the green, low-density character of the area is protected by legislation rather than just planning intention. That legal protection limits future supply and supports long-term value for existing owners in a way that central Batumi’s New Boulevard cannot guarantee.
The beach at Montemar is 50 metres away — one of the cleanest stretches of Black Sea coastline in Georgia, with water quality consistently above the Batumi centre average. The mountain backdrop channels fresh subtropical air down to the coast, the landscape is lush with eucalyptus trees and the surrounding environment is tranquil in a way that central Batumi’s tourist strip is not. This draws a higher-spending visitor profile — guests who choose Gonio specifically for the premium coastal experience and pay accordingly.
The macro investment context is equally strong. EMAAR Properties and Eagle Hills — two of the UAE’s most prestigious real estate groups — have committed over $6 billion to this specific coastal corridor as part of Georgia’s wider UAE investment programme. When the developer of the Burj Khalifa targets a specific location after institutional-grade due diligence, it validates that location’s long-term trajectory more convincingly than any local analysis can. Montemar is 14 kilometres from central Batumi, 15 minutes from the airport, 5 minutes from the Turkish border and 1.5 kilometres from the Gonio-Apsaros fortress — a combination of beach access, nature, history and connectivity that exists nowhere else on the Georgian coast.
Who is Gumbati Group — the developer behind Montemar?
Gumbati Group was founded in 1998 and is the oldest construction company in Batumi — the first developer to ever build in the city. That is not a marketing claim, it is a verifiable historical fact. Over 26 years the company has built more than 500,000 square metres of residential and commercial space, delivered 7+ completed projects, constructed two Olympic-standard stadiums and established its own building materials manufacturing operation. The company holds an ISO 9001:2015 quality management certificate and has been a member of the International Real Estate Federation FIABCI since 2021.
The Cushman and Wakefield Veritas feasibility study is perhaps the strongest external signal of Gumbati’s credibility. Cushman and Wakefield do not commission studies for developers who cannot demonstrate financial stability, construction capability and market credibility. The fact that they selected Montemar for a full feasibility study — including market analysis, KPI projections and financial modelling — is itself an institutional endorsement of the developer behind it.
For a foreign investor buying remotely, Gumbati Group’s 26 years of completed and occupied projects in the same city provides the strongest available assurance that Montemar will be built, delivered and managed to the standard being advertised. Every project they have started, they have finished.
Can foreigners buy at Montemar?
Yes, completely freely. Georgia places no restrictions on foreign property ownership and ranks as the third least tax-burdened country in the world — with 0% corporate tax on reinvested profits and property registration completed in a single working day through a blockchain-backed digital registry. There is no stamp duty, no purchase tax, no wealth tax and no restrictions on repatriating rental income or sale proceeds.
What makes Montemar specifically interesting for foreign buyers is the three-block structure. Block B apart-hotel ownership gives international investors a fully managed income asset with zero operational involvement — Montemar’s management team handles everything while the owner receives income distributions tracked through their personal digital account.
Block C investment apartments offer more flexibility for buyers who want the option of personal use alongside rental income. The entire purchase process can be completed remotely — passport copy and signed agreement are all that is required. Cryptocurrency including Bitcoin and USDT is accepted. We handle all documentation, legal verification and National Public Registry title registration on your behalf.
When will Montemar be completed and when do I become the owner?
Construction at Montemar is actively progressing and Gumbati Group’s 26-year delivery record — every project started has been completed and handed over — provides the strongest available assurance for buyers purchasing remotely. We provide direct construction updates and progress photos to all buyers throughout the build phase through our official partner channel.
Legal ownership at Montemar registers with the National Public Registry of Georgia once 30% of the total purchase price has been paid. On a $98,000 entry-level unit that registration point arrives at $29,400 — giving buyers a state-issued, internationally recognised title early in the payment process rather than having to wait for completion. That title is fully transferable, inheritable and legally secure from the moment it registers, protecting your investment regardless of where you are in the payment plan.
