Can You Buy Property in Georgia with Crypto?
Short answer: yes. Foreigners can buy apartments, hotel units and villas in Batumi with Bitcoin or USDT and get the same freehold title as Georgian citizens. Since 2023 Georgian law has banned direct payments in crypto, so the payment goes through a crypto service provider registered with the National Bank of Georgia, which converts it. The price in your contract is in US dollars, and the property is registered in your name at the Public Registry, exactly as in a purchase paid by bank transfer.

How to Buy Property in Batumi with Crypto, Step by Step
The purchase works like any other in Georgia. Only the payment step is different, and it is the one to get right.
Tell us your budget and coin
Bitcoin, USDT or another coin, and the network you use. We send units from developers that accept it.
Choose the unit
See it in person or on a video call. We confirm with the developer that this unit can be paid in crypto, and how.
Reserve and sign
The contract sets the price in US dollars and how you pay. Sign in Batumi or by power of attorney from home.
Pass the checks
Passport and proof of where the crypto came from, such as exchange statements, for anti-money-laundering rules.
Send the payment
A small test first, then the rest to the address in the contract or the provider’s invoice. Keep the transaction hash and the receipt.
Registered in your name
The unit is registered at the Public Registry: four working days as standard, faster for a higher fee.
USDT vs Bitcoin vs Bank Transfer for Buying Property
All three end the same way: a contract in US dollars and a title in your name. They differ in price risk, speed and cost.
| Measure | USDT | Bitcoin | Bank transfer |
|---|---|---|---|
| Price risk | None: it tracks the US dollar | The price can move between signing and paying; agree the rate in the contract | None if you pay in dollars; exchange-rate risk otherwise |
| Speed | Minutes | Usually 10–60 minutes, depending on confirmations | Often several working days for an international transfer |
| Cost to send | A network fee, usually a few dollars | A network fee that rises when the network is busy | Bank and correspondent fees, plus any conversion margin |
| Bank account needed | No | No | Yes |
| Paperwork | Passport, exchange statements or wallet history | Passport, exchange statements or wallet history | Passport and bank statements |
| Best for | Most buyers, and instalments of a fixed size | Holders who don’t want to swap before paying | Buyers whose savings are in a bank |
In short: USDT is the simplest way to pay for property with crypto, because the amount you send matches the dollar price. With Bitcoin, agree in the contract which exchange rate applies and when, or swap to USDT before you pay.

Is Buying Property with Crypto Legal in Georgia?
Yes, when the payment is routed the right way. Many websites still say Georgia has no rules on crypto payments. That stopped being true in 2023.
What the law says
- Crypto is not legal tender. Since 1 January 2023, the law on the National Bank of Georgia says virtual assets are not a legal means of payment, and payments in them are banned except in cases the National Bank sets.
- Crypto services must be registered. Exchanges and other virtual asset service providers must register with the National Bank and follow anti-money-laundering rules, including identifying their clients.
- Foreigners can own property. Foreign buyers get the same freehold title as citizens for apartments, houses and non-agricultural land, with no residency requirement.
- The registry is digital. Georgia’s Public Registry began recording land titles on a blockchain in 2016, built with Bitfury.
What it means for you
- You pay in crypto, a provider registered with the National Bank converts it, and the developer is paid in US dollars or lari.
- Your contract sets the price in US dollars and states how and when you pay.
- Ask for a receipt for every payment, and keep it with your transaction hash.
- Ownership is registered at the Public Registry, the same as for any other buyer, and you can resell, rent out or pass on the property freely.
Before you send anything, we confirm with the developer how your payment will be received and converted.

Taxes and Costs When You Buy with Crypto
Paying with crypto doesn’t change the taxes on the property itself. These are the rates for individuals who own a home in Georgia.
| When | What you pay |
|---|---|
| Buying | No transfer tax or stamp duty. A Public Registry fee of 150 GEL for standard registration in four working days, 270 GEL for one working day or 350 GEL for the same day. No buyer fee with us. |
| Renting out | 5% on rental income from a home, if you don’t claim expenses |
| Selling | No tax on the gain after two years of ownership; 5% on the gain from a residential apartment sold sooner |
| Every year | Property tax for residents whose family income is above GEL 40,000 a year |
| Your crypto | Under a 2019 Ministry of Finance ruling, an individual’s gains from selling crypto are not Georgian-source income, so Georgia doesn’t tax them. Your home country may treat spending crypto as a sale, so check with a tax adviser there. |

Six Risks of Paying with Crypto, and How to Avoid Them
Crypto makes paying faster, but a mistake can’t be reversed. These are the checks we go through with every crypto buyer.
Wrong address or network
A transfer to a wrong address, or on the wrong network, is usually lost. Copy the address only from the contract or the provider’s invoice, confirm it with the developer on a call and send a small test first.
Bitcoin’s price moving
If you pay in Bitcoin, the dollar value can change while the transfer confirms. Fix in the contract which rate applies and when, or swap to USDT before paying.
Unregistered middlemen
The National Bank of Georgia warns that using unregistered crypto services can mean fraud and losses. Only pay through providers on its register.
Source-of-funds checks
Expect to show exchange statements or wallet history. Coins that went through mixers or sanctioned services can be refused, so prepare your documents before you reserve.
The developer
Crypto doesn’t make an off-plan project safer. Choose developers with finished buildings, and check when the unit is registered in your name and what happens if handover is late.
Proof of payment
Ask for the provider’s receipt and a written confirmation from the developer for every payment, and keep each transaction hash with your contract.

Instalments and Residency When You Pay with Crypto
Paying in crypto doesn’t cost you the two things most foreign buyers ask about: interest-free payment plans and a residence permit.
Pay in 0% instalments
- Many off-plan projects offer interest-free plans, often for 12 to 36 months, until the building is finished.
- Some developers take the deposit and the monthly instalments in USDT or Bitcoin.
- Instalments are fixed in US dollars, so USDT keeps each payment the same size.
- You can mix crypto and bank transfers within one plan.
Get a residence permit
- A property worth at least $150,000 can qualify for a renewable one-year residence permit.
- $300,000 or more can qualify for a five-year permit.
- The value is confirmed by a licensed appraiser, and the rules look at the property, not at how you paid.
- A residence permit doesn’t make you a tax resident: that takes 183 days in Georgia within 12 months.
Crypto Exchanges and Crypto ATMs in Batumi
To buy property you don’t need to cash out: the payment goes from your wallet through the developer’s registered provider. For spending money while you are in Georgia, keep these points in mind.
- Use registered exchanges only. Every company that exchanges crypto in Georgia must be on the National Bank of Georgia’s register of virtual asset service providers. Check the name before you hand over money or coins.
- Crypto ATMs mostly sell, not buy. Many crypto ATMs, often called cryptomats, in Georgia let you buy crypto with cash but don’t pay out lari or dollars.
- Expect identity checks. Since registration became mandatory, exchanges ask for your passport, especially for larger amounts.
- Large sums go better by transfer. For a property payment, a direct transfer through the developer’s provider is safer than carrying cash from an exchange office.

Crypto Real Estate in Georgia: FAQ
Why Buy Property in Batumi with Bitcoin in 2026?
Because you can move a large sum quickly, buy without travelling and enter a market that is still affordable. New-build apartments in Batumi averaged about $1,865 per m² in 2025, foreigners bought 52% of the apartments sold, and the average gross rental yield was 7.4%, according to Galt & Taggart. Georgia has no property transfer tax, foreigners get the same freehold title as citizens, and many developers offer 0% interest instalments.
Buying Crypto Real Estate in Batumi with us?
Tell us your budget and which coin you hold, and we send you units from developers that accept crypto. We confirm with the developer how the payment is processed, you reserve and sign the contract in US dollars, in person or by power of attorney, pass the identity and source-of-funds checks, and send the payment, starting with a small test transfer. The unit is then registered in your name at the Public Registry. There is no buyer fee.
Crypto-Friendly Real Estate in Batumi, Georgia?
Batumi is one of the easiest places in the region to buy property with crypto. Several large developers accept Bitcoin and USDT for off-plan and ready apartments, hotel units and villas, and foreigners get the same freehold title as Georgian citizens. Because Georgian law bans direct payments in crypto, the payment goes through a provider registered with the National Bank of Georgia, so your contract and title look exactly like those of a bank-funded purchase.
Is it legal to buy property with Bitcoin in Georgia?
Yes, if the payment is routed correctly. Since 2023, Georgian law says crypto is not legal tender and bans direct payments in virtual assets, except in cases set by the National Bank of Georgia. Developers that accept crypto therefore take it through a crypto service provider registered with the National Bank, which converts it. The price in your contract is in US dollars, and ownership is registered at the Public Registry like any other purchase.
Which cryptocurrencies are accepted for Batumi real estate?
Bitcoin and USDT are the most widely accepted. Some developers also take USDC or Ethereum, depending on their payment provider. The contract price is always set in US dollars, and the amount of crypto is worked out at the exchange rate on the day you pay. Tell us which coin and network you hold, and we’ll show you only the projects that accept it.
Is USDT better than Bitcoin for buying property in Batumi?
For most buyers, yes. USDT tracks the US dollar, so the amount you send matches the dollar price in your contract, with no risk of the price moving between signing and paying. Bitcoin works too, but its price can change while the transfer confirms, so agree in the contract which exchange rate applies and when. Always confirm the network, such as TRC-20 or ERC-20, before you send.
Do I need to convert crypto to Georgian Lari to buy property?
No. You never need lari. The price in your contract is in US dollars, you send Bitcoin or USDT, and the developer’s registered crypto payment provider converts it and pays the developer. You don’t need a Georgian bank account either. If you later want cash for living costs in Georgia, use an exchange that is listed on the National Bank of Georgia’s register of virtual asset service providers.
Can I buy Batumi real estate with crypto remotely?
Yes. You can choose the unit on a video call, sign by power of attorney made at a notary in your country, pass the identity checks online and send the payment from your own wallet. The unit is registered in your name at Georgia’s Public Registry, in four working days as standard or one working day for a higher fee, and you receive the registry extract electronically. You never have to fly to Batumi, though many buyers visit later.
Are there any taxes on buying property with crypto in Georgia?
There is no transfer tax or stamp duty on buying property in Georgia; you pay a Public Registry fee from 150 GEL. Rental income from a home is taxed at 5%. If you sell a residential apartment within two years, the gain is taxed at 5%; after two years it is exempt. Annual property tax applies to residents whose family income exceeds GEL 40,000. Spending crypto may be taxable in your home country, so check with your tax adviser.
What types of properties in Batumi can I buy with cryptocurrency?
Off-plan and ready apartments, hotel units, villas and townhouses, and some commercial units, as long as the developer accepts crypto through a registered provider. Off-plan projects are the most flexible, often combining a crypto deposit with 0% interest instalments. Hotel units suit buyers who want income without managing guests. Tell us your budget and goal, and we’ll send you the options that accept your coin.
Can I split my property payment between cryptocurrency and cash?
Usually, yes. Many developers accept part of the price in crypto and the rest by bank transfer, in US dollars, euros or lari. The contract states the total price in US dollars and how much is paid each way, and you keep the transaction hash and the provider’s receipt for the crypto part. This helps if you want to keep some of your crypto, or to fund part of the purchase from a bank account.
Do developers in Batumi offer installment plans when paying with cryptocurrency?
Yes. Many off-plan projects offer 0% interest instalment plans, and some let you pay the deposit and the monthly instalments in USDT or Bitcoin. Plans usually run until the building is finished, often 12 to 36 months. Instalments are fixed in US dollars, so with Bitcoin the amount of coin you send each month changes with the price, while USDT keeps it steady.
Can foreigners buy property in Georgia with crypto?
Yes. Foreigners can buy apartments, houses and non-agricultural land in Georgia with the same freehold title as citizens, and they don’t need residency. Agricultural land is restricted for foreigners. Paying with crypto doesn’t change your rights: the contract is in US dollars, the payment goes through a registered provider, and the property is registered in your name at the Public Registry.
How long does it take to buy property with crypto in Georgia?
The steps are quick. Reserving and signing can take a few days, identity and source-of-funds checks a day or two, and a USDT transfer confirms in minutes. Registration at the Public Registry takes four working days as standard, one working day for 270 GEL or the same day for 350 GEL. Off-plan units are registered at the stage your contract sets, so check that clause before you sign.
Do I need to prove where my crypto came from?
Expect to. Crypto service providers registered in Georgia must identify their clients and check transfers under anti-money-laundering rules, so you may be asked for your passport and proof of the source of funds, such as exchange statements or your wallet’s history. Funds that passed through mixers or sanctioned services can be refused. Preparing these documents before you reserve avoids delays.
Is there a crypto ATM or crypto exchange in Batumi?
You don’t need one to buy property, because the payment goes from your wallet through the developer’s registered provider. If you want to exchange crypto for cash while you are in Georgia, use a company listed on the National Bank of Georgia’s register of virtual asset service providers. Note that many crypto ATMs, or cryptomats, in Georgia only sell crypto and don’t pay out cash.
Can I get a residence permit if I buy property with crypto?
Yes, the rules look at the property’s value, not at how you paid. A property worth at least $150,000 can qualify for a renewable one-year residence permit, and $300,000 or more for a five-year permit, with the value confirmed by a licensed appraiser. Keep your contract, the provider’s receipts and the transaction hashes, because they show the purchase was paid for.
What happens if I send crypto to the wrong address or network?
Crypto transfers can’t be reversed, so a payment sent to a wrong address or on the wrong network is usually lost. Copy the wallet address only from the contract or the provider’s invoice, confirm it with the developer on a call, check the network, and send a small test amount first. Never pay to an address sent in a chat message without confirming it.
