This matters more than it might seem. Anyone can render a beautiful lobby for a project that doesn’t exist yet. Far fewer developers in Batumi have a decade-old building you can walk into today and judge for yourself. Gumbati’s biggest advantage is simply time. No other developer currently selling off-plan in Batumi has been building continuously in this city as long, and that history is backed by tangible third-party signals rather than just marketing language ā a Georgian bank financing 70% of Boulevard Point’s construction, an independent feasibility study commissioned for Montemar, ISO certification, and FIABCI membership. We also didn’t find the kind of documented, multi-year delay pattern that shows up for some other developers in this market, and having walked through a nearly-decade-old Gumbati building ourselves, we can say the longevity claim holds up in person, not just on paper.
Set against that: Gumbati’s own reporting on its total built footprint is inconsistent across sources and time periods, which is a minor but real transparency gap worth noting. Montemar’s rental income split is less generous to owners than some comparable managed projects, and is worth negotiating or at least going in aware of. Payment terms vary considerably from project to project within the same portfolio, so buyers need to confirm financing specifics per unit rather than assume consistency. And because we haven’t yet personally taken delivery of a turnkey Gumbati unit the way we have with some other developers we work with, our view on handover-day interior finish quality is based on construction specification and a personal site visit rather than a unit we’ve inspected ourselves at the point of key handover.
