Next Group Georgia – Developer Review 2026
An honest review from investors who have bought into two Next Group projects themselves: what they build, what went well, and what to watch before you buy.
Next Group Georgia, also known as NEXT, NEXT Property Group or Next Development, is one of the best-known developers in the country. It has completed several buildings in Batumi since 2018, builds hotel-branded residences with Wyndham and Radisson in Gonio, and is now expanding into Tbilisi, Dubai, Spain and Kenya. In this review we cover their finished and current projects, the returns we made, and the problems we ran into, so you can decide whether Next Group is right for you.
Independent review: we are not a Next Group sales partner. We have invested in two Next projects with our own money, and this review covers what worked and what didn’t.
Next Group Review: Our Verdict at a Glance
Short answer: Next Group finishes what it builds and our own investments with them paid off, but its projects now run about two years late on average, it has 14 projects under way at once, delay compensation isn’t paid as promised, and its turnkey renovation is overpriced.
What’s good
- Completed projects since 2018: Next Orange, Next Green, Villa Park, Next Apartments, Next White, Next Downtown
- Hotel brands: Wyndham and Radisson in Gonio
- Strong returns on our own two investments
- 0% interest instalments; crypto accepted on some projects
What’s not
- Average delay of about two years per project
- 14 projects under way at once: 11 in Georgia, 3 abroad
- Delay compensation not paid as the contract says
- Turnkey finishing at about $900/m², against a market average of about $600/m²
- Average finishing quality; fixes needed after handover
Best for: patient investors who buy into projects already well advanced, pay in instalments and plan for a late handover. Not for: anyone who needs the keys or rental income on a fixed date.

Next Group Founder & Location
Next Group was founded by Kakha Devadze, who is also its owner, and is headquartered in Batumi, Georgia. Its first building, Next Orange in Batumi’s airport district, was completed in 2018; some sources give 2019 as the year the company itself was set up. It has since grown from city apartment blocks into hotel-branded resorts, villas and mixed-use towers.
Most of its projects are in and around Batumi: the airport district, the Old City, Makhinjauri, Chakvi, Gonio and Kvariati, with a new resort in Kobuleti. In Tbilisi it is building in Avlabari, Ortachala, Chugureti and Didube. Abroad, it has projects in Dubai, Marbella and Tatu City near Nairobi.
Next Group Company Size & Achievements
Next Group says it employs more than 1,000 people, while LinkedIn shows 51–200, which likely counts only office staff and not construction workers. According to its own materials, it has sold over 5,700 apartments and built or started more than 420,000 m². Its website now puts its portfolio at over $450 million, with investors from more than 65 countries, up from the $350 million it reported in 2022.
- Hotel partnerships with Wyndham Hotels & Resorts and Radisson Hotel Group, and a Swissôtel resort in Kobuleti with Archi, announced in June 2026 as a $300 million project
- The first Georgian developer with a hospitality investment project in Dubai (Gulf News, 2023)
- Luxury Lifestyle Award 2023 for Best Luxury Real Estate Developer in Georgia

NEXT Group Reputation
Next Group is known for modern architecture, good locations close to the sea and its hotel partnerships with Wyndham and Radisson, which few Georgian developers can match. Its finished buildings are in use: Next Green, for example, operates as an aparthotel listed on the major booking sites. Investor feedback is mostly positive about design, locations and rental demand. The recurring complaints are about construction delays, delay compensation and the finishing of turnkey units, which we cover in detail below.
If you are weighing up a Next Group unit, we can compare it with similar projects from other developers and check the contract with you before you sign, including when you buy remotely from abroad.
Next Group Batumi Reviews
People often ask, “Is Next Group trustworthy?” or “What are the reviews for Next Group Batumi?” Across Next Group Georgia reviews, buyers consistently rate the construction, design and locations well, and they value the strong summer rental demand in Batumi. The most common complaint is late handover. Batumi has over 100 developers, many of which delay projects for years or never finish them, so a late but completed building is a smaller risk than it sounds. It still costs you time and rent, though.
From personal experience, some of these investments can be very profitable:
| Our investment | What happened | Return |
|---|---|---|
| Next White studio | Bought fully furnished for $30,000 on monthly instalments, sold for $60,000 about two years later | 100% |
| Wyndham Residences unit | Bought early off-plan for $50,000, sold for $92,000 in 2026 | 84% ($42,000 profit) |
Most of that gain came from buying early, at launch prices, and paying in instalments. It is not typical of rental income, which is much lower; see the returns section below.
Is Next Group Safe to Invest In?
Mostly yes, for patient investors, but the risk is rising. Next Group has completed six projects since 2018, works with international hotel brands and has the scale to finish what it starts. The main risks are that your building will be late, about two years on average, that the contract’s delay protection may not help you in practice, and that the company is now building more projects at once than ever before.
Five checks we do before any Next Group purchase:
- Land and permit: the land is registered to the developer in the Public Registry and the construction permit covers the building you are buying in.
- Payment schedule: instalments spread over the construction period, not most of the price up front.
- Delay clause: what the contract promises if handover is late, and how you would claim it.
- Early registration: when the unit is registered in your name; on some Next projects this happens once a set share of the price is paid.
- Handover inspection: a written list of defects before you accept the keys.
Red Flag: Next Group Is Building 14 Projects at Once
Next Group’s website now lists 11 projects under construction in Georgia (Tbilisi Oriental, Next Gardens, Radisson Blu, Wyndham, Next Address, Next Collection, Next Magnolia, Tbilisi Downtown, Kobuleti Beach Resort, Cinema City and NEU Tbilisi) and 3 abroad (NEXT Coral in Dubai, Next Amani in Kenya and Villa Perla in Marbella). It has completed six projects in its whole history. For us, that ratio is a red flag.
Off-plan developers fund much of their construction from the instalments buyers pay. When one company runs this many projects at the same time, a slowdown in sales, rising costs or one troubled project can slow all of them. The delays are already growing: Radisson Blu and Next Collection have both been moved to December 2027, and the average delay across Next’s projects is now about two years. We have no evidence that Next Group is in financial difficulty, but the risk is higher than it used to be: the company has completed six projects in its whole history and is now building 14 at once.
How we reduce that risk for our clients:
- Prefer projects that are already well advanced, such as Wyndham Residences, over newly launched ones
- Pay in instalments spread over construction, never a large lump sum up front on a new launch
- Get the unit registered in your name as early as the contract allows
- Check construction progress before each payment; we send our clients photo and video updates
Is Next Group One of the Most Reputable Developers in Batumi?
It is one of the better-known and larger ones. Batumi’s market has grown fast, and Galt & Taggart counted about 12,400 unsold apartments in surveyed developer projects at the end of 2025, so choosing the developer matters more than ever. Here is how Next Group scores on the things we look for in any developer:
| What we check | Next Group |
|---|---|
| Finished buildings | Yes six completed projects since 2018 |
| Financial strength | Yes a portfolio of over $450 million and international hotel partners |
| On-time delivery | No about two years late on several projects |
| Contract protection | Weak delay compensation not paid as written, in our experience |
| Finishing and after-sales | Mixed good buildings, average turnkey finishing |
| Workload | Red flag 14 projects under way at once |
If on-time delivery matters most to you, ask us to compare Next Group with the other developers we work with before you decide.
NEXT Apartments under construction in Batumi
Next Group currently has several projects under construction around Batumi: Next Address and Next Magnolia in the city, Wyndham Residences, Radisson Blu, Next Collection and Next Gardens on the coast just outside it, and the Kobuleti Beach Resort further north. Here is our view of each.
Next Collection Apartments in Makhinjauri

Next Collection stands about 50 metres from the Black Sea in the quiet Green Cape area of Makhinjauri, next to the Batumi Botanical Garden. It is a 15-storey building with 616 apartments, from studios to two-bedroom units. Completion has been moved again, to December 2027, about three years later than first planned, and a large share of the units is already sold. A good fit if you want a sea-view apartment in a calmer area 15 minutes from the city. More about Next Collection
Wyndham Residences Gonio

Wyndham Residences is a branded residence on the Gonio coastline, with fully furnished units operated by Wyndham Hotels & Resorts, one of the largest hotel groups in the world with over 9,000 hotels in about 95 countries. Owners get hotel-grade rental management and Wyndham’s booking channels instead of relying only on Airbnb or Booking.com. Completion is planned for Q4 2026, about two years behind the original date. It is one of the most hands-off ways to own a Next Group unit. We bought a unit here early for $50,000 and sold it in 2026 for $92,000, an 84% return. More about Wyndham Residences
Radisson Blu Gonio with Casino

Radisson Blu Resort & Residences sits directly on the beach in Gonio. Next Group signed with Radisson Hotel Group in 2022 for 576 rooms, suites and residences, a 1,200 m² casino and a 1,700 m² pool terrace, with the opening originally planned for the first quarter of 2026. It is now due in December 2027, almost two years later. Owners earn rental income through Radisson’s hotel management instead of managing the unit themselves. More about Radisson Residences

Next Gardens Apartments in Kvariati

Next Gardens is one of Next Group’s flagship projects, about 30 metres from the beach on the Gonio–Kvariati coast, with views of the sea and the Adjara mountains. It has two monolithic buildings of 14 and 16 floors, with studios to two-bedroom apartments, rooftop and outdoor pools, a fitness centre, sauna, co-working space, underground parking, an olive garden and rooftop restaurants. Completion is due in Q4 2027, with interest-free instalments until then. It is usually the lowest entry price into a Next Group project by the sea, and studios are the cheapest units. More about Next Gardens
Next Address – Alley of heroes Batumi

Next Address is Next Group’s biggest project in Batumi: three towers of 29, 38 and 47 floors on Tbel Abuseridze Street, about 700 metres from the sea and steps from the Alley of Heroes, the Dancing Fountains and the main boulevard. The first five floors hold shops, offices, a restaurant, a pharmacy and a concierge; above them are studios to three-bedroom apartments with balconies and city or sea views, in white frame or turnkey. There is a heated outdoor pool, gym, spa, kids’ zone and underground parking. Completion is planned for Q4 2028, with a 15% deposit and up to 45 months at 0% interest. The best fit for year-round city rentals.
Swissôtel Kobuleti Beach Resort
In June 2026, Next Group and Archi announced a $300 million Swissôtel beach resort in Kobuleti, listed on Next’s website as Kobuleti Beach Resort, north of Batumi: three large buildings with a hotel, residential and investment apartments, indoor and outdoor pools and a 2,500 m² fitness hall, operated under Accor’s Swissôtel brand. Pre-sales started at the launch; it is the earliest-stage Next project on this list, so expect the longest wait.
Next Group in Gonio and the New Gonio Marina
Three of Next Group’s current projects, Wyndham Residences, Radisson Blu and Next Gardens, are in Gonio, about 15 km south of central Batumi. That is also where UAE developer Eagle Hills, chaired by Emaar founder Mohamed Alabbar, plans Gonio Yachts & Marina, part of a $6.6 billion agreement it signed with the Georgian government in October 2025.
- A masterplan of about 1.3 million m² by Spectrum Architecture, with a marina, lagoon, yacht club, hotels, villa communities and shops, designed for over 30,000 people
- Built in phases: the coast first, then housing, then hotels; the final design was due for approval in spring 2026
- Sales had not started when we last checked, and there is no completion date yet
For Next Group owners in Gonio, the marina is long-term upside for prices and rentals, not something to count on in the next few years. Don’t pay more for a unit today because of it.

NEXT Group Projects in Tbilisi
Next Group Tbilisi projects are newer than those in Batumi. Tbilisi has a smaller holiday-rental market than Batumi but steadier year-round demand from business tenants and expats, and Colliers reported new-build prices in Tbilisi up 10.7% year on year in February 2026.
Tbilisi Downtown by Next — Capital City Investment
Next Group’s first branded residence in Tbilisi, in the historic Avlabari district, minutes from the Old City and the Mtkvari River. Three buildings on a 5,000 m² site with 700 apartments from 37 to 115 m², in white frame, finished or turnkey condition, with a pool, spa, fitness centre, restaurant, garden, library, business lounge, underground parking and 24-hour concierge. Due in 2027–28, with 0% interest instalments.
Tbilisi Oriental by Next — Riverside Landmark in Ortachala

A 21-storey tower on the Mtkvari River in Ortachala, designed in concrete, iron and glass in the spirit of the nearby Ortachala hydroelectric station, with views over the Old City from the upper floors. It mixes apartments, offices, ground-floor shops, a riverside restaurant, wellness and gym zones and 63 underground parking spaces. Prices are around $2,250 per m² in white frame, completion is due in 2028–29, and cryptocurrency is accepted.
Next Group is also building NEU Tbilisi in Chugureti (due in 2030) and pre-selling Cinema City in Didube (due in 2029).
NEXT Group projects in Dubai, Spain & Kenya
Outside Georgia, Next Group is building in three very different markets at the same time as its 11 Georgian projects. Its track record is in Georgia, so treat these as newer, less proven projects.
- Dubai: NEXT Coral on Dubai Islands, launched in 2024, the most expensive project in Next’s portfolio. Next was the first Georgian developer with a hospitality investment project in Dubai.
- Spain: Villa Perla, a collection of luxury villas in Marbella on the Costa del Sol, with a wave-inspired design.
- Kenya: Next Amani, apartments in Tatu City, a planned city outside Nairobi, due for completion in December 2027.

Next Group Returns: What We Made and What to Expect
Our two Next investments returned 84% and 100%, but most of that was capital growth from buying early, not rent. For rental income, use market numbers rather than the developer’s projections:
Next Group’s own materials often quote projected yields of 7–11% after completion. Those are projections, not guarantees. Hotel-branded units such as Wyndham Residences and Radisson Blu are the easiest to rent out because the hotel runs them; city units such as Next Address rent best long-term. If you want income fixed in a contract, see the hotel units below.
Market figures: Galt & Taggart via investor.ge.
NEXT Group Batumi Renovation Quality
Based on personal experience, the renovation quality Next Group delivers is not at the level you would expect for the price. My friends and I have had to call their team back after handover to fix issues their renovators caused, things that should have been caught before the keys were handed over. The materials feel average in practice, despite being marketed as premium.
The turnkey package is also expensive. Next Group charges about $900 per m² for turnkey finishing, while the market average in Batumi is about $600 per m² for the same quality, so on a 40 m² studio you pay roughly $12,000 more. If you are buying a turnkey unit, go in with realistic expectations and inspect it thoroughly at handover. If you buy in white frame, we can connect you with the contractor our team uses for its own apartments.
NEXT Group Construction Delays
Delays have been a consistent pattern across Next Group projects, not an isolated incident. On the projects below, the average delay is now about two years:
| Project | Delay |
|---|---|
| Wyndham Residences | About two years; now due Q4 2026 |
| Next Collection | About three years; moved again, now due December 2027 |
| Next White | Delayed before completion in 2024 |
| Radisson Blu Gonio | Almost two years; announced for Q1 2026, now due December 2027 |
Most purchase contracts include compensation if the developer misses the handover date. In practice, buyers we know, ourselves included, have not received it as the contract says. Stress-test your rental income and return calculations against a handover up to two years later than the date in the contract.
How to Buy a Next Group Apartment Safely
- Compare before you choose. Check today’s official price list against resale units in the same building, which are sometimes cheaper, and against similar projects from other developers.
- Choose the unit, not just the project. Floor, view and layout decide how well it rents and resells.
- Read the delay and compensation clauses and keep every payment receipt.
- Register the unit in your name as early as the contract allows.
- Skip the turnkey package and finish the apartment with an independent contractor at about $600 per m² instead of Next’s $900.
- Inspect at handover and get every defect fixed in writing before you accept the keys.
You can do every step remotely: a video walkthrough of the unit, signing by power of attorney, and Bitcoin or USDT on some Next projects.
My NEXT Group Developer Review 7/10
I have personally invested with Next Group twice, and both times the financial returns were strong: 100% profit on my Next White studio and 84% on my Wyndham Residences unit, which I bought for $50,000 and sold for $92,000. Those numbers are real, and they matter. But an honest review cannot stop there, because several serious issues bring the score down.
- Construction delays are substantial and systemic. Wyndham Residences, Next White and Radisson Blu have each been delayed by around two years, and Next Collection by about three. For off-plan buyers with returns tied to a handover date, that changes the investment case and the cost of your capital.
- Turnkey renovation is priced well above the market: about $900 per m², against a market average of about $600 per m² for the same quality, which is hard to justify given the finishing.
- Delay compensation is not being paid as per contract, so the protection buyers assume they have does not work as written.
- Too many projects at once. With 11 projects under construction in Georgia and 3 abroad, any slowdown in sales could stretch the company and push delays further.
- The renovation quality underdelivers relative to the price. Materials are average, and several buyers, me and my friends included, have had to bring workers back after handover.
Taking everything together: my own returns were genuinely good, and Next Group is a serious developer that completes its projects, which is more than many competitors in this market can say. But multi-year delays, above-market turnkey pricing, unpaid delay compensation and average finishing mean this is not the frictionless investment the marketing suggests. We score Next Group 7 out of 10: capable of strong returns, as long as you go in with clear eyes and conservative timelines. If delays keep growing while new projects keep launching, this score will come down.

Next Group
Next Group FAQ
Is Next Group a reliable developer?
Mostly, yes. Next Group has finished six projects in and around Batumi since 2018, including Next Green, Next White and Next Downtown, and works with Wyndham and Radisson on its Gonio resorts. The weak points are an average delay of about two years per project, delay compensation that isn’t paid as the contract says, overpriced turnkey finishing and 14 projects under way at once. We rate it 7 out of 10.
Who owns Next Group?
Next Group is owned by its founder, Kakha Devadze, who was named as the company’s owner when it signed with Radisson Hotel Group in 2022. The company is headquartered in Batumi and also trades as NEXT and NEXT Property Group. Its official website is next-property.com.
When was Next Group founded?
Next Group completed its first building, Next Orange in Batumi’s airport district, in 2018; some sources give 2019 as the year the company itself was founded. Since then it has finished buildings in the airport district, Makhinjauri, Chakvi and Batumi’s Old City, and expanded to Tbilisi, Dubai, Spain and Kenya.
Does Next Group finish projects on time?
No. The average delay across Next Group’s projects is now about two years. Radisson Blu in Gonio, announced in 2022 to open in early 2026, is now due in December 2027, and Next Collection has been moved to December 2027 as well, about three years late. Wyndham Residences and Next White also ran about two years late. Plan your returns around a much later handover than the contract date.
Does Next Group pay compensation for delays?
Next Group’s contracts include compensation for late handover, but in our experience, and that of buyers we know, it is not being paid as the contract says. Before you sign, read the delay clause carefully, keep every payment receipt and register the unit in your name as early as the contract allows. We go through these clauses with our clients before they reserve.
Is Next Group’s turnkey renovation worth it?
In our experience, no. Next Group charges about $900 per m² for turnkey finishing, while the market average in Batumi is about $600 per m² for the same quality, and the finishing is average, with buyers calling workers back after handover. Buying in white frame and finishing with an independent contractor usually saves money; we can connect you with the contractor our team uses for its own apartments.
What returns can I expect from a Next Group apartment?
Our own two Next investments did well: a Next White studio bought for $30,000 sold for $60,000 about two years later, and a Wyndham Residences unit bought for $50,000 sold for $92,000 in 2026, an 84% return. Those gains came from buying early on instalments. For rent, plan around Batumi’s average gross yield of 7.4% in 2025, according to Galt & Taggart, rather than the developer’s projections.
Can foreigners buy Next Group apartments remotely or with crypto?
Yes. Foreigners can buy with the same freehold title as Georgian citizens, and you can sign remotely by power of attorney after a video walkthrough of the project and the unit. Next Group offers interest-free instalment plans and accepts Bitcoin or USDT on some projects. Have the contract checked by an independent lawyer before you sign.
Which Next Group project is best for investment?
It depends on your goal, but with Next’s delays we favour projects that are already well advanced. For hands-off rental income, Wyndham Residences, the closest to completion, is the simplest. For the lowest entry price by the sea, Next Gardens. For year-round city rentals and resale, Next Address. Ask us and we’ll tell you honestly which units are worth buying, and which projects from other developers hand over sooner.
Can Next Group run into financial problems?
We have no evidence that Next Group is in financial difficulty, but the risk is higher than before. It is building 11 projects in Georgia and 3 abroad at the same time, after completing six in its whole history, and its average delay is now about two years. Like most off-plan developers it relies on buyers’ instalments, so a sales slowdown could slow every project. Prefer advanced projects and pay in stages.
Is next-property.com the official Next Group website?
Yes. Next Group’s official website is next-property.com, and nextgroup.ge points to it. The company also runs some of its finished buildings, such as Next Green, as aparthotels listed on the main booking sites. Before you pay, check that the contract is with the Next Group company named on that website and that payments go to the developer’s own bank account.
Is Next Group building near the new Gonio marina?
Yes. Three of its projects, Wyndham Residences, Radisson Blu and Next Gardens, are in Gonio, where UAE developer Eagle Hills plans Gonio Yachts & Marina as part of a $6.6 billion agreement signed with Georgia in October 2025. The marina is still at the planning stage, so treat it as long-term upside rather than a reason to pay more today.
Does Next Group build outside Georgia?
Yes. Next Group is building three projects abroad: NEXT Coral on Dubai Islands, Villa Perla villas in Marbella in Spain, and Next Amani in Tatu City near Nairobi, Kenya, due in December 2027. Its main business and its track record remain in Batumi and Tbilisi, so treat the projects abroad as newer and less proven, especially with 11 projects also under way in Georgia.
